Woodland Block
A little New York. Entirely East Van.
At Nanaimo and 10th, Woodland Block brings a little New York to a neighbourhood that could only be East Van. Seventy-two townhomes and flats, local shops and places to gather form a new piece of Grandview-Woodland. Marketing leadership connected the homes, the presentation centre and the neighbourhood campaign around a simple invitation: come home to life on the block.

01 / THE CHARACTER
Made for East Van, by locals.
Grandview-Woodland has its own kind of gravity. Independent shops, familiar faces and a little irreverence give the neighbourhood a character no development could invent. Woodland Block’s story started there, borrowing the rhythm of New York brownstones without losing its Vancouver roots.
EKISTICS shaped the architecture around homes and shared spaces that bring people together. Karin Bohn of House of Bohn married classic mid-century-modern style with contemporary design to create completely unique interiors. Letterbox’s identity carried that personality into the launch: confident, playful and unmistakably Woodland Block.

02 / THE WELCOME
That real-good feeling.
A Vancouver Special became the unlikely front door to Woodland Block. Inside, an entire two-level townhome made the future address tangible. Mansouri Group transformed the house; House of Bohn brought the display home to life, with Letterbox extending the brand through the presentation spaces.
The intention was a welcome, not a sales pitch. Somewhere to settle in, explore the finishes and picture everyday life. Marketing direction brought the collaborators, the home and the visitor’s journey together, turning a familiar East Van house into a place to meet the block.

03 / THE NEIGHBOURHOOD
Welcome back to East Van.
The neighbourhood was never just a backdrop. Film followed the people and places that give East Van its warmth, taking the campaign out of the showroom and into everyday life.
Julia Loglisci’s photography and Oren Darel / Good Nature Creative’s films brought that life into the campaign. Interior photography by Provoke + Yasamin Ataee revealed the warmth and personality of the display home. Across stills, film and captioned social ads, the invitation remained the same: come home to life at Woodland Block.
04 / THE INVITATION
Join the block.
Letterbox gave Woodland Block a visual language as individual as its neighbourhood. A stacked wordmark, photography threaded through the letters and an olive-green palette connected the website, advertising, print and presentation centre. The identity could be bold on the street and intimate in your hand: a vinyl-inspired brochure, custom beer brewed by Superflux, a skateboard or a market tote. Each carried the same character, rather than another version of a conventional real estate campaign.
First Track’s earlier sponsorship at Trout Lake Farmers Market introduced the project through a place locals already loved. Later, the opening block party brought that connection to Woodland Block’s doorstep. From the first encounter to the presentation centre, the message stayed close to the project’s own words: life together. Life with substance. Life built better.
